All estimates remain valid for 60 days from the date of issuance, unless otherwise noted.
Pricing may be adjusted if material, transportation, or supply costs increase.
The homeowner is responsible for obtaining all required HOA approvals before any permitting work begins.
If requested, SPS / USA Build Squad can handle the municipal permitting process for an additional fee, which will be listed separately in the estimate. This permitting service fee does not include any city, county, or regulatory agency fees. All permit fees, impact fees, administrative charges, and additional costs required by the municipality are the sole responsibility of the homeowner.
SPS / USA Build Squad is not responsible for delays, additional costs, or revisions resulting from HOA requirements, municipal review processes, inspections, or regulatory agency decisions.
The homeowner must contact 811 before any excavation or ground penetration activities to ensure utilities are properly marked.
SPS / USA Build Squad is not liable for damage to unmarked or improperly marked underground utilities (e.g., electrical, plumbing, irrigation, cable).
The homeowner must ensure the sprinkler system is turned OFF prior to installation. Flooding or damage caused by active sprinklers will result in additional charges.
Damage to existing lawn, grass, or landscaping may occur during construction and is considered normal. Lawn restoration is not included unless expressly listed.
Irrigation pipes or sprinkler lines located within the work area may need to be rerouted by a licensed irrigation contractor at the homeowner’s expense.
Removal of existing concrete thicker than 4 inches will incur additional labor and disposal charges.
Additional structures or materials discovered beneath decks, patios, or other surfaces (e.g., concrete slabs, steps, buried debris) may result in change orders and added costs.
Removal of tree stumps or large roots is not included unless specified in the contract.
Natural and manufactured materials may vary in color, tone, texture, or pattern; such variations are not considered defects.
Efflorescence is a natural occurrence and is not covered under warranty.
Any unused pallets or excess materials remain the property of SPS / USA Build Squad and will be removed after completion.
Polymeric sand will self-settle and fill joints as part of the installation process.
SPS / USA Build Squad is not responsible for adjusting or reinstalling hurricane shutters, hardware, railings, screen enclosures, or fixtures obstructed by new installations.
For pool-adjacent work:
Pool cleaning after construction (dust, debris, sand) is the responsibility of the homeowner.
SPS / USA Build Squad does not install or reactivate pool alarms or safety devices unless explicitly contracted.
The homeowner grants SPS / USA Build Squad permission to photograph and record the project for documentation, portfolio, and quality-control purposes.
Any jobsite camera used is solely for monitoring work progress. No audio or personal surveillance is recorded.
Any change, addition, or deviation from the original scope of work will require a written change order and may result in additional charges and timeline adjustments.
The initial payment is due immediately upon signing the contract.
Progress payments follow the contract schedule. The next payment is due after permit approval and before work begins.
Accepted payment methods: Cash, Check, Zelle, Wire transfer Credit Card (Visa, MasterCard, Discover 3.75% fee; AMEX 4.25% fee).
Final payment is due immediately upon completion of the project.
